Utilities & Services
Providers differ by address. Here is what to confirm and where.
Confirm for the Address
Ask the seller for recent bills and confirm:
- Water provider.
- Public sewer or septic — and septic inspection records.
- Electric and natural gas providers.
- Trash and recycling arrangements.
- Broadband availability.
- Fire and emergency service jurisdiction.
Planning and Permits
For South Carolina parcels in Indian Land, planning, zoning, and building permits are handled by Lancaster County.
Sewer or Septic
Whether a home connects to public sewer or relies on a septic system affects inspections, maintenance, and future projects such as additions or pools. Ask for septic permits and pumping records, and have the system inspected. If you plan to build, our lot due-diligence checklist covers septic suitability before you buy land.
For communities that straddle the state line, such as Bridgehampton, providers and service jurisdictions can differ between homes. See Living Near the NC–SC Border. For the full pre-move list, use Moving to Indian Land.
Confirm Providers by Address
Electric, water, sewer, gas, trash, and internet providers can differ from one street to the next in Indian Land. Confirm each with the provider for the specific address before closing, and ask whether a home is on public sewer or a septic system. For new construction, ask the builder which providers serve the community and when service will be connected.
Internet service is often the most variable; see smart homes for planning around it.
