Active-Adult Living

Understand the rules first. Then choose the community.

Understanding Age-Restricted Community Rules

Federal law allows certain communities to operate as housing for older persons. A "55+" community generally must have at least one resident 55 or older in a required share of occupied homes, and must publish and follow policies showing that intent. That does not necessarily require every occupant to be 55 or older; each community's documents define its own rules within the law.

We cannot determine anyone's eligibility. Direct questions to the association and to qualified legal advisers.

Most Housing Is Unrestricted

Most Indian Land communities have no age restrictions and welcome buyers of every age and household type.

Practical Next Steps

Take the ownership checklist to any association or sales meeting. Read the Sun City Carolina Lakes guide for community-specific questions, and our HOA amenities guide for how dues and memberships differ. If you are weighing an age-restricted home against an unrestricted one, Compare Communities lays out what to verify for each.

Planning for the long term also means planning the house: wider circulation, good lighting, and flexible rooms. See Interior Design for Flexible Living and Renovating an Indian Land-Area Home.

Researching an Age-Restricted Move

The right questions are about rules, costs, and daily life: who may live in the home, what the dues include, which amenities require separate membership, and how far you will drive for healthcare and errands. Bring our printable ownership checklist to every showing.

The best-known 55+ community in the area is Sun City Carolina Lakes; compare it with other options on Compare Communities and browse active-adult homes.

Taxes and Practicalities

If the home becomes your primary residence, apply for the legal-residence assessment described in the property-tax guide. For setting up a household, see Everyday Essentials, and for local recreation, Parks & Recreation.
