HOA Amenities and Separate Memberships

Included, optional, or extra? Get it in writing.

Dues Versus Memberships

Pools and clubhouses may be included in dues, while golf, dining, or fitness programs may require separate memberships. Do not assume automatic access.

Documents to Request

Ask the association for:

  • Covenants, bylaws, and rules.
  • Budget, reserve study, and dues history.
  • Transfer or initiation fees.
  • Any pending special assessments.

Reading the Budget

An HOA budget tells you what the association actually pays for — landscaping, pools, gates, staff, insurance — and whether reserves are building for future repairs. Rising dues are not necessarily a warning sign; underfunded reserves can be. Ask for the most recent reserve study and any history of special assessments.

In age-restricted communities like Sun City Carolina Lakes, membership and club arrangements deserve extra attention; our active-adult ownership checklist lists the questions. Estate communities such as Bretagne and Longbrooke may emphasize architectural review instead — see Outdoor Living before planning exterior changes.

Documents to Request

Ask for the declaration of covenants, bylaws, rules and regulations, architectural guidelines, the current budget, the most recent reserve study if there is one, and any pending or recent special assessments. If a club, golf course, or amenity center is involved, ask whether membership is included in dues, optional, or held by a separate owner. Each answer should come from a document, not a description.

Buyers in age-restricted communities should also use the active-adult ownership checklist.

Where This Matters Most

Amenities vary widely among Sun City Carolina Lakes, Bridgehampton, Bretagne, and Longbrooke; see Compare Communities. Public parks are a different category entirely, covered in Parks & Recreation. For attached homes, see townhomes.
