Bridgehampton: One Community Across Two States
Shared streets and a shared identity — but taxes, schools, and permits follow the parcel, not the HOA.

Why Bridgehampton Is Different
Bridgehampton is a single residential community that straddles the North Carolina–South Carolina border near Ballantyne. Homes on one side are governed by North Carolina and its county; homes on the other by South Carolina and Lancaster County. The HOA boundary does not establish governmental jurisdiction.
We do not publish a split of how many homes sit on each side. Use official parcel data for the specific address.
Property-Specific Questions
For any Bridgehampton home, confirm:
- State and county from the parcel record.
- Municipality, if any.
- Tax jurisdiction and the applicable assessment rules.
- School assignment from the correct state's district.
- Utility providers.
- Permit authority for future projects.
- Transaction requirements — North Carolina and South Carolina differ.
Listings and Market Data
Listing sites do not always label the state correctly. Any market statistic that combines both sides should say so; where possible we separate the North Carolina and South Carolina subsets.
Shared Amenities
A shared amenity package does not mean identical taxes or services. Confirm current amenities and dues with the association.

Where to Go From Here
A guide can narrow the field; a walk through the streets and a close read of the documents finish the job. When you are ready to weigh specific homes, our affiliated real estate teams can help you compare what you have learned against what is actually for sale.
